SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, CHARLES JOSEPH STEWART and STEPHANIE STEWART executed a Deed of 
Trust on December 10, 2024, to Wayne Dowdy, Trustee for the use and 
benefit of Mary Ann Castello, which Deed of Trust is recorded in the 
Office of the Chancery Clerk of Franklin County, Mississippi, in 
Instrument No. 77628, Bk DOT 2024 Pg 7225, which Deed of Trust secured 
the payment of an indebtedness therein described; and
WHEREAS, on the 20th day of August, 2026, Mary Ann Castello did nominate 
and appoint SHARON L. RIMES as substituted trustee to act in the place 
and stead of the said Wayne Dowdy, as recorded in Instrument No. 80724, 
Bk DOT 2026 Pg 4774, in the office of the Chancery Clerk of Franklin 
County, Mississippi; and
WHEREAS, default having been made in the payment of the indebtedness 
secured by said Deed of Trust, and the holder of said Deed of Trust, 
having requested the undersigned to execute its trust;
NOW, THEREFORE, notice is hereby given that I, Sharon L. Rimes, 
Substituted Trustee, shall on the 28th day of September, A.D., 2026, 
between the hours of 11:00 A.M. and 4:00 P.M., being the legal hours,

687148.46', E: 2195156.90'); THENCE leaving said East line, run South 82 
Degrees 01 Minutes 13 Seconds West a distance of 573.36 feet to a 
mag-nail with washer set in the center of a public paved road known as 
Nunnery Road; THENCE run along the center of said road the following
