NOTICE OF SUBSTITUTE TRUSTEE'S SALE

COUNTY OF FRANKLIN
WHEREAS, default has occurred in the performance of the covenants, terms 
and conditions of a Deed of Trust dated June 28, 2010, executed by 
REGINA TENNER and WENDELL TENNER, JR. conveying certain real property 
therein described to DAVID W. KIOUS, as Trustee, for Mortgage Electronic 
Registration Systems, Inc., as beneficiary, as nominee for Guaranty 
Trust Company, its successors and assigns., Original Beneficiary, to 
secure the indebtedness therein described, as same appears of record in 
the Office of the Chancery Clerk of Franklin County, Mississippi filed 
and recorded June 30, 2010, in Deed Book 272, Page 736; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred 
and assigned to U.S. Bank Trust National Association, as Trustee of 
Brackenridge Mortgage Trust; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the 
undersigned so to do, as Substitute Trustee or his duly appointed agent, 
by virtue of the power, duty and authority vested and imposed upon said 
Substitute Trustee shall, on February 26, 2026 within the lawful hours 
of sale between 11:00AM and 4:00PM at the north front door of the 
Courthouse proceed to sell at public outcry to the highest and best

TAKE NOTICE that Stroud Petroleum, Inc. ("Petitioner") has filed a 
Petition with the Mississippi State Oil and Gas Board under the above 
Docket requesting an extension of the inactive well classification under 
Statewide Rule 28 for the following Wells:

standing or down, designated for cutting on Section 16, Township 5 
North, Range 5 East, Franklin County, Mississippi. The sale consists of 
±74 acre final harvest. Timber volumes are estimated to contain the 
following more or less: 5,222 tons pine sawtimber, 363 tons pine 
chip-n-saw, 506 tons pine pulpwood, 243 tons hardwood sawtimer, 221 tons 
hardwood pallet wood, 620 tons hardwood pulpwood more or less. The above 
figures are not to be construed to be the exact volume. Each bidder is 
expected to make his own cruise and to bid accordingly. The timber may 
be inspected at any time.
Before bids are submitted, full information concerning the material for 
sale, conditions of sale and submission of bids should be obtained from
