NOTICE OF SUBSTITUTE TRUSTEE'S SALE
STATE OF MISSISSIPPI
COUNTY OF FRANKLIN
WHEREAS, default has occurred in the performance of the covenants, terms 
and conditions of a Deed of Trust dated June 28, 2010, executed by 
REGINA TENNER and WENDELL TENNER, JR. conveying certain real property 
therein described to DAVID W. KIOUS, as Trustee, for Mortgage Electronic 
Registration Systems, Inc., as beneficiary, as nominee for Guaranty 
Trust Company, its successors and assigns., Original Beneficiary, to 
secure the indebtedness therein described, as same appears of record in 
the Office of the Chancery Clerk of Franklin County, Mississippi filed 
and recorded June 30, 2010, in Deed Book 272, Page 736; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred 
and assigned to U.S. Bank Trust National Association, as Trustee of 
Brackenridge Mortgage Trust; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the 
undersigned so to do, as Substitute Trustee or his duly appointed agent, 
by virtue of the power, duty and authority vested and imposed upon said 
Substitute Trustee shall, on February 26, 2026 within the lawful hours 
of sale between 11:00AM and 4:00PM at the north front door of the 
Courthouse proceed to sell at public outcry to the highest and best 
bidder for cash or certified funds ONLY, the following described

COMMUNITY DEVELOPMENT BLOCK GRANT
INITIAL PUBLIC HEARING NOTICE
The Town of Roxie, Mississippi, is considering applying to the 
Mississippi Development Authority for a Small Cities Community 
Development Block Grant of up to $750,000 for a Public Facilities type 
project. The state of Mississippi has been allocated approximately $24 
million that will be made available to cities, towns, and counties on a 
competitive basis to undertake eligible community development 
activities. These funds must be used to benefit low- and moderate-income 
persons.
The activities for which these funds may be used are in the areas of 
public facilities and economic development. More specific details 
regarding eligible activities, program requirements, and the rating 
system will be provided at a public hearing that will be held in the 
Board Room of Roxie Town Hall, 124 West Blvd; Roxie, MS, on March 3, 
2026, at 11:00 AM. The purpose of this hearing will be to obtain citizen 
input into the development of the application. 
The location for this hearing is accessible to persons with 
disabilities. If a translator is needed for non-English speaking 
persons, please contact the Town Clerk at (601) 322-7301 at least 3 days 
prior to the meeting in an effort to accommodate this request. The Town 
of Roxie does not discriminate on the basis of disability in the 
admissions or access to or treatment or employment in its programs or 
activities.
All comments are welcome and must be submitted in writing and delivered 
or mailed to the Town of Roxie (c/o Mayor); P.O. Box 117; 124 West Blvd; 
Roxie, MS 39661. Written comments will be considered until the close of 
business on March 9, 2026 .
