SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on March 25, 2022, Darnell Puckett and Pamela Puckett executed 
a Deed of Trust to Charles B. Magee, Jr., Trustee for the benefit of 
Bank of Franklin, a State chartered bank of Franklin County, 
Mississippi, Beneficiary, to secure an indebtedness therein specifically 
mentioned and set forth and covering the real estate in Franklin County, 
Mississippi, described below, which Deed of Trust is recorded in Deed of 
Trust Book 341 at Page 49 of the land records of Franklin County, 
Mississippi; and,
WHEREAS, on November 24, 2025, the Beneficiary, Bank of Franklin, duly 
and legally substituted Ashley A. Johnson as Trustee in the above 
referenced Deed of Trust dated March 25, 2022, by Substitution of 
Trustee recorded in Deed of Trust Book 2025 at Page 6762, of the records 
on file in the office of the Chancery Clerk of Franklin County, 
Mississippi, which substitution was actually spread upon said record 
prior to the first date of publication of this notice; and, 
WHEREAS, default has occurred in the payment of the indebtedness secured 
by said Deed of Trust, and default has occurred in the performance of 
the covenants and obligations contained in said Deed of Trust and in the 
promissory notes secured thereby, and said Beneficiary, as holder and 
owner of said Deed of Trust and the promissory notes and indebtedness 
thereby secured, has declared said Debtor to be in default as aforesaid, 
and said Beneficiary has directed the undersigned, as Substitute Trustee 
in said Deed of Trust to proceed to foreclose the same and to sell the 
real estate described therein and described below, and to apply the 
proceeds therefrom toward the payment of said indebtedness and other 
fees, costs and other expenses provided therein and authorized by law.
NOW, THEREFORE, notice is hereby given that I, the undersigned ASHLEY A. 
JOHNSON of Meadville, Mississippi, Substitute Trustee in said Deed of 
Trust, will on the 16th day of January, 2026, at the Front Door of the 
Franklin County Courthouse in Meadville, Franklin County, Mississippi, 
between the hours of 11:00 A.M. and 4:00 P.M., being legal hours, offer 
for sale and sell at public outcry to the highest and best bidder for 
cash, land covered by said Deed of Trust, situated in Franklin County, 
Mississippi, described as follows:
TOWN OF ROXIE
SECTION 19, TOWNSHIP 6 NORTH, RANGE 1 EAST
Lot 2 and the West Half of Lot 3 of Block 13 of the original survey of 
the Town of Roxie, as per the map or plat thereof on file in the Office 
of the Chancery Clerk of Franklin County, Mississippi.
Being the lands conveyed by Julia Mae Seale Mullins, as Executrix of the 
Last Will and Testament of Charles L. Seale, Deceased, to the Trustees 
of Mt. Carmel Cemetery, by Executrix Deed dated the 1st day of October, 
1985, and of record in the Office of the Chancery Clerk of Franklin 
County, Mississippi, in Land Deed Book A-8, at Pages 644-49.
Being the same property conveyed by Noel Hester, Burton Guice, Clara Lee 
Pritchard, Odie L. Bonds, Trustees of Mt. Carmel Cemetery, to Cecil 
Pollan by Warranty Deed dated March 12, 1986, recorded in Deed Book B-8, 
Pages 699-702 of the land records of Franklin County, Mississippi, 
reference to which is hereby made for all purposes. 
Being the same property conveyed by Cecil Pollan, a single person, to 
Joseph C. Evans and wife, Brenda S. Evans, by Warranty Deed dated August 
10, 1995, recorded in Deed Book M-9, Pages 630-631 of the land records 
of Franklin County, Mississippi, reference to which is hereby made for 
all purposes.
Being the same property conveyed by Joseph C. Evans, Jr. And wife, 
Brenda S. Evans, to Cheri W. Martin, by Warranty Deed dated May 26, 
1999, recorded in Deed Book H-10, Pages 237-238 of the land records of 
Franklin County, Mississippi, reference to which is hereby made for all 
purposes.
Being the same property conveyed by Cheri W. Martin, an unmarried 
person, to Scott K. Whitehead and wife, D. B. Sunshine Whitehead, by 
Warranty Deed dated December 6, 2001, and recorded in Deed Book T-10, 
Pages 517-518 of the land records of Franklin County, Mississippi, 
reference to which is hereby made for all purposes.
Being the same property conveyed by Scott K. Whitehead and wife, D. B. 
Sunshine Whitehead, to Kellie Pollan by Warranty deed dated July 13, 
2007, and recorded in Deed Book U-11, Pages 429-430 of the land records 
of Franklin County, Mississippi, reference to which is hereby made for 
all purposes.
Being the same property conveyed by Kellie Pollan to Kenneth Andermann 
by Warranty Deed dated December 5, 2008, and recorded in Deed Book A-12, 
Pages 265-267 of the land records of Franklin County, Mississippi, 
reference to which is hereby made for all purposes.
Being the same property conveyed by Darnell Puckett and Pamela Puckett 
to Pamela Puckett dated April 30, 2025, and recorded in Deed Book 2025, 
Page 3336 of the land records of Franklin County, Mississippi, reference 
to which is hereby made for all purposes.
The undersigned will convey only such title as is vested in me as 
Substitute Trustee in the aforesaid Deed of Trust.
